To tour our property, please bring a government-issued photo ID for check-in. We will need your physical ID, we cannot accept photos or digital IDs. It’s also helpful to have a notebook or phone to take notes and photos, as well as a list of questions about the community or lease terms.If you’re moving with a roommate or partner, it’s great to have them join the tour. If you’re ready to apply, consider bringing a checkbook or credit card for deposits. We look forward to showing you around our community!
An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).
Rental Terms and Fees
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
Alta25 can offer 12–15-month lease terms currently and 6–11-month lease terms with special approval and at a premium.
No Utilities are included in rent, residents are responsible for electric, gas, water and sewer usages.
Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments upfront. Late fees are charged on the 9th of the month at 5% of the rental amount due. (Per Colorado Law)
Yes, a security deposit is required. It can either be $500 or one month’s rent, depending on your screening results. Additionally, the security deposit is refundable. After you move out, the leasing office will inspect your apartment for any damages. If there are no damages beyond normal wear and tear and you do not owe any outstanding balances on your account, your security deposit will be refunded to you within 30 days of your move-out date. Please make sure to provide your forwarding address to the leasing office to ensure you receive your refund.
Yes, there are a few additional fees and costs: $21 application fee, $200 administrative fee, $150 convenience package monthly, which includes internet, door-to-door trash service, Smart Rent access, and preventative pest control.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.
Guests are welcome to stay for maximum of 7 days and must be accompanied by lease holders while using amenities.
Policies and Rules
Yes, tenants are required to have renter's insurance with a minimum of $100,000 in personal liability coverage. Alternatively, the building offers a liability insurance program for residents.
Yes, pets are allowed, including dogs with no breed restrictions or weight limits. However, a maximum of 2 pets are allowed per apartment. There is a $300 refundable pet deposit per home, along with a $35/month pet fee per animal. Please note aggressive animals are not permitted.
Your lease agreement requires a written 60-day advance notice.
If you need to break your lease early, the Lease Break Fee is worth one month’s rent and must pay back all move in specials.

Our community values accommodating our residents’ guests by providing guest parking at no additional cost, on a first-come, first-served basis.
Yes! We have on-site maintenance staff available for repairs. For after-hours emergencies, please contact our emergency maintenance team right away!
We offer one community charging station as well as garages with EV charging plugins for rent. Please contact the leasing office if you are interested in renting an EV charging garage.
At no additional cost, our community offers: 24-hour clubhouse, business center, & fitness center. Heated Pool, Year-round Spa, Grills, Outdoor fireplace, Pet Park, Pet Wash Station, Bike Repair Garage.
Property Details
While we do not offer any pre-furnished floor plan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. Requests for service can be made in the Thomson Thrift Resident Portal App or by calling the leasing center. Routine requests are typically handled in 8-16 business hours, and we will notify you if your repair will be delayed due to a part on order or the need for a third-party vendor. Requests deemed an emergency (i.e., no hot water, heat or air conditioning failure impacted by seasonal temperatures, water intrusion, etc.) will be handled in the order received by an on-call technician, available 24/7.
Within reason, we allow you to make the home your own if all is returned to the original conditions upon move out.
